At the start of the tenancy the property manager will complete the Entry Condition report and send it to you to review and add any comments. You must return it to us within 7 days. If you disagree with the condition of the premises you should talk to the lead property manager as soon as possible. If you do not return the report to us it means you agree with the property condition.
You can transfer money for rent, water, and other invoices via bank transfer to our Trust Account. The trust account is listed in your Tenancy Agreement as well as on the footer of our website.

Please ensure you include your tenancy reference (listed in your tenancy agreement) in each payment, otherwise your payment will not match in our system and late payment will be recorded.
Also ensure your invoice payments are made on or before the due date, otherwise it will be recorded as late in your rent ledger.
Rent is always paid in advance. For example, you always pay for one week of rent before you stay for that one week.
At the start of the tenancy, you would usually have paid for two weeks of rent in advance. For example if your tenancy starts on Monday 2-Mar-2026, you would have paid for two weeks in advance which brings you to Sunday 15-Mar-2026.
From the example above, your next rent due would be on 15-Mar-2026 (for the rent period Monday 16-Mar-2026 to Sunday 22-Mar-2026). Any payment made after the due date is recorded in your rent ledger.
Your lead property manager will contact you to arrange for a routine inspection, usually done every 3 to 6 months.
Your lead property manager will ensure the smoke alarms are compliant and tested at the start of the tenancy. During the tenancy you as a tenant will be responsible for testing and cleaning the smoke alarms every 12 months to ensure they are in good working condition. If there are any issues please contact us immediately.
If your tenancy agreement states that you have to pay for water usage and the property has a water efficiency certificate, you will be billed quarterly for the full water usage charge. You will have 4 weeks to pay this invoice by the due date shown on the invoice. At the end of the tenancy, a water meter reading will be done and a final water usage charge will be calculated and billed to you.
Rent must be paid in advance before each rent period starts. You will receive an invoice for each rent period with the due date. You must pay your rent before the due date. Any late payments will be recorded in your rent ledger.
If your rent (or water etc.) payment is 7 days or more overdue, you will be issued with a Notice to Remedy Breach, and you will have 7 days to rectify this breach.
If you fail to rectify this breach on time, you will be issued with a Notice to Leave, and you will have to vacate the property on midnight on the 7th day from the issue of this notice. You will not have a chance during this time to rectify the issue.

For ALL maintenance and repair requests (including emergencies), please fill in the Maintenance/Repair Request Form, which is also listed in your Tenancy Agreement. This helps us to track the problem and to get back to you as soon as possible. Please ensure you include all details that will help us process the request.
For emergencies, please refer to the contacts listed on your Tenancy Agreement. Also shown on the maintenance/repair request form, you are required to pay for the emergency service first, submit a maintenance/repair request form, and email us your original receipt for reimbursement approval.

To end an agreement you must provide us with a completed Notice of intention to leave form. Minimum notice periods applies.
You must complete an Exit Condition report and submit it to the property manager when returning the keys.
